《本地樓市》美聯:十大屋苑7月僅錄92宗買賣 創近四年低
據美聯物業分行統計,10大指標屋苑自今年5月起低位反覆橫行,而7月份錄得約92宗買賣成交,較6月份減少約8%,並且創自2019年8月錄得約90宗後的47個月新低水平。
美聯物業住宅部行政總裁(港澳)布少明稱,今年受惠全面通關,經濟逐步復常,但表現稍遜預期,樓市表現更受制於加息陰霾影響,加上發展商積極推售新盤及餘貨單位搶去二手市場不少購買力,成交量更在第二季後反覆下跌,二手樓價亦見受壓。預期二手交投在短期內仍會在低位徘徊,加上新盤減價及低價策略奏效,購買力將持續流向一手。
不過,隨著二手業主叫價態度回軟,料不乏用家亦趁機會在二手市場尋寶,帶動二手交投,另外,樓價下跌及租金上升,個別長線投資客亦會物色筍盤單位入市收租。市場將繼續關注美國息口走勢,本地及環球經濟表現,故樓市觀望氣氛仍會維持一段時間。
