《本地樓市》美聯樓價指數按周跌0.22% 連跌三周
「美聯樓價指數」最新報154.19點,按周跌0.22%,連跌三周;較四星期前亦跌0.34%;而本年迄今升5.58%。
「美聯樓價指數」按周下跌,主要來自港島樓價下挫的拖累。若按3區劃分,「美聯港島樓價指數」最新報164.56點,按周跌1.61%;比起四星期前亦跌1.63%;而本年迄今升幅收窄至4.59%。
反觀,「美聯九龍樓價指數」最新報156.25點,按周微升0.07%;惟與四星期前相比仍跌0.23%;而本年迄今升5.25%。
「美聯新界樓價指數」最新報142.98點,按周亦微升0.02%;較四星期前則微升0.01%;至於年內迄今升6.12%。
「美聯信心指數」最新報57.4點,按周跌0.5%,連跌四星期;美聯物業首席分析師劉嘉輝指出,樓市購買力持續傾向一手,二手則維持拉鋸局面。急需沽貨業主減價,減價盤增加,信心指數下跌。至於最新議息對本港樓市的影響,將於稍後的信心指數才會反映。
根據美聯物業網站的減價盤比率反映,全港3區之中,新界區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是荃灣、天水圍、九龍灣。
若以單位面積劃分,減價盤比率最多的是實用面積約431至約752平方呎的B類單位;其次是實用面積約430平方呎或以下的A類單位;緊隨其後的是實用面積介乎約753至約1,075平方呎的C類單位。
