《本地樓市》美聯:短期樓價或微跌 惟全年有望升10%至15%
美聯物業住宅部行政總裁(港澳)布少明表示,美國聯儲局公布最新議息結果,一如市場預期息率維持不變,是為連續十次加息後,首次未再上調息率,本港大型銀行最優惠利率同樣維持不變。值得留意,聯儲局暗示下半年仍有機會加息,市場預期下月息率或會上升,雖然加息對實則供樓的影響有限,但是未明的息口走勢料持續影響投資氣氛。由於新盤以吸引價搶客,購買力大有機會持續傾向一手物業,導致二手交投悶局維持,短期樓價或輕微下調,相信「一手暢旺、二手拉鋸」的情況會於短期內持續。
至於一手方面,估計美國暫停加息消息下,料發展商乘勢加速推盤,不過預期北部都會區新盤「匯都」或未能趕及於本月開售。在未有大型項目接力下,6月一手成交量或按月回落至1,000宗以下。預期該項目將順延至7月推出,加上多個項目部署登場,並預期仍以吸引價策略推售,估計7月一手交投將有望回升至2,000宗水平。
布少明又指出,預期短期樓價或輕微下調,惟相信今年美國加息周期將踏入尾聲,息口上升的利淡因素將逐步減退,對本港樓市帶來支持;除此之外,本港經濟持續改善、私人住宅租金上升令部份租客轉租為買、銀行爭出按揭優惠、近年積壓的一批購買力有望隨多項利好因素抬頭而釋放出來,料今年樓價有望升約10%至15%。
