《本地樓市》新地NOVO LAND周末加推93伙 十大屋苑成交續低位橫行
本港一手樓市氣氛較過去數周相對緩和,惟相對二手持續受壓的情況,一手樓仍然搶佔不少客源,表現仍較為亮眼。 新地(00016.HK)屯門NOVO LAND周末開放示範單位,並於昨日加推93伙,折實售價由348.92萬至852.38萬元。九龍建業(00034.HK)旗下將軍澳海茵莊園於周末兩日共售出6伙,套現逾3,200萬元。另外,會德豐旗下藍田KOKO MARE錄得一宗新成交,為2房開放式廚房單位,面積489平方呎,售價898.7萬元,呎價18,378元。 二手方面,中原地產十大屋苑周末錄得4宗成交,按周跌20%或1宗,交投低位橫行,連續5星期錄個位數字成交量,零成交屋苑錄6個。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期市場焦點仍落於一手,二手難免受壓,加上本港跟隨美國加息,近期股票市場較為波動,市場暫時欠缺利好消息,買家對後市多抱觀望態度,入市氣氛低迷,幸而上周五股市回升,若金融市場穩定下來,購買力有望回升,料下半年樓市繼續踏上復常之路,不過需要時間整固。 美聯物業分行統計,剛過去周末大屋苑合共錄得約4宗成交,按周下跌約20%,並創自去年7月首周末2宗後的48個周末新低,交投低位偏軟。而按15大屋苑計算,周末2天則錄得約4宗成交,較上周跌20%。 美聯物業住宅部行政總裁(港澳)布少明表示,大型新盤部署開售,當中屯門全新盤NOVOLAND 第2A期正火熱收票,市場反應熱烈,料銷情亦會相當理想,同時亦搶去不少二手購買力。雖然日前股市彈升,而且市場亦憧憬6月美國暫停加息,有利後市,但由於新盤續以吸引價搶客,二手市場觀望氣氛亦見濃厚,料短期內二手交投續於低位反覆發展。
