《本地樓市》瑜一-天海首輪推售沽46伙 二手成交續於低位徘徊
過去周末新盤繼續推售,主導本港樓市,二手樓市則持續疲軟,成交量繼續於低位徘徊。 華懋及港鐵公司(00066.HK)合作發展的何文田「瑜一-天海」昨日(21日)進行首日銷售,項目即日售出46伙,佔可售單位51%,成交價858.52萬至3,113.95萬元。據市場消息,該盤於A組時段已獲認購15個單位,成交最高金額為3房1套連儲物室平台特色單位,涉資逾3,100萬元。新地(00016.HK)宣布,旗下白石角「University Hill」第2B期將於周三(24日)進行壓軸推售,涉240伙,其中222伙將以價單形式發售,餘下的18伙則採取招標形式發售。 另外,九龍建業(00034.HK)旗下海茵莊園於昨日錄得1宗高層兩房單位成交,實用面積為428平方呎,成交價為850萬,呎價19,897元。項目在5月至今已售出14伙,套現逾8,500萬元。 二手方面,中原地產十大屋苑過去周末錄得3宗成交,按周回落50%,當中有7個屋苑零成交,成交量繼續低位徘徊。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,5月下旬樓市氣氛顯然較4月改善,發展商積極推盤,開價亦克制,搶佔市場目光及購買力,近期多個新盤銷情火熱,二手市場難免受壓,加上筍盤缺貨,預計二手市場短期繼續整固。 據美聯物業分行統計,過去周末十大屋苑合共錄得約5宗買賣成交,按周回落近17%。而按15大屋苑計算,周末2天則錄得約7宗成交,按周回落12.5%。 美聯物業住宅部行政總裁(港澳)布少明表示,香港經濟加快復常,美國息口更見明朗化後,市場觀望氣氛慢慢減退,加上發展商以優惠價推盤,令不少買家聚焦新盤市場,搶走部分二手購買力。而在新盤交投氣氛熾熱下,業主議價空間有限;而買家在新盤開價貼市下,追價意欲亦不大,導致近期成交明顯膠著,相信有待新盤攻勢略為放慢,二手成交才有望回穩。由於近期新盤絡繹不絕,料二手交投短期或續於低位徘徊。 綜合利嘉閣地產分行網絡數據,過去周末十大屋苑錄3宗二手成交,按周減少2宗或40%,連續7周位處個位數水平,二手交投仍然淡靜。
