李澤鉅:集團投地有紀律非志在必得 現時土儲很有競爭力
長實集團(01113.HK)去年進取投地,斥資約204億元獲四個項目。主席李澤鉅全年業績記者會上表示,若項目回報合理,集團自然就會買地,又認為近期出現的地皮流標是因買方出價與賣方估價不同,相信隨時間過去估價要跟隨出價。他強調集團投地是有紀律,並非志在必得,如未能購入地皮很多時是塞翁失馬。 他稱短期利率及政府房策將主導本港樓市,而地產行業周期較長,賣樓收入會有波動,最重要的是平均土儲成本,認為集團現時的土儲項目是很有競爭力。 長實與新地(00016.HK)合作的屯門住宅項目「飛揚」第二期今日(16日)公布首張價單,折實售價306.9萬元起,折實呎價11,042元起,李澤鉅指集團一向貼市推出項目,市民期望房屋可負擔及可上車,該盤正是符合需求,坦言「買到平地,點解唔賣平D」,相信此舉買賣雙方都會高興,預期該盤開出「深水炸彈」價將對市場有刺激性作用。 另外,長和(00001.HK)持有的香港聯合船塢集團早前向城規會提出修訂大綱圖,建議將位於青衣的香港聯合船塢連同北面政府土地,改劃發展大型綜合私人住宅及公共房屋發展,預計可供應15,075伙。身兼長和主席的李澤鉅指香港一直沒有足夠土地及房屋,是次計劃是給予市民及政府多一個選擇,由於發展聯合船塢持有的土地後才有道路通往鄰近的政府土地,因此認為兩地要一起規劃。 他又提到,中環甲級寫字樓項目長江中心第二期應已平頂,估計接近落成,隨著經濟復甦及旅客重臨等,相信該區前臨維港的一級寫字樓是最好的項目。 電訊業務方面,長和聯席董事總經理霍建寧提到合併印尼電訊業務後業務表現良好,稅息折舊及攤銷前盈利(EBITDA)較收購前增加兩倍,由以前每年要出資投資基站,至現時獲得逾1.3億美元的盈利,而澳洲電訊業務都有相似的好表現。至於屈臣氏業務表現亦持續改善,馬來西亞及土耳其等市場表現特別理想。
