美聯工商鋪上調今年民生區商鋪租售價預測最多2成 升核心區預測最多25%

財政司司長陳茂波今日發表新一份《財政預算案》。美聯工商鋪表示,較受工商鋪市場注目的,是連續第三年再向每名合資格人士,分期發放新一輪總額5,000元的電子消費券。該行認爲,雖然疫情對社會的威脅逐步消退,但政府仍然派發消費券,相信措施可以進一步刺激本地消費及經濟,讓香港得以從過往三年多的疫情中迅速恢復。因此,該行將分別調高今年全年民生區和核心區商鋪租售價的預測至15%-20%及20%-25%,而今年全年商鋪成交量則維持將按年升3成的預測,即約1,550宗。 鋑聯控股行政總裁(工商鋪)盧展豪認爲由於政府將會分期派發消費券,預料措施對商鋪市場的利好因素將在年內逐步反映。此外,今年消費券的總金額比上年減少,相信對於一些依賴中高檔消費的行業如電子產品和奢侈品行業的刺激作用有限。然而,本輪消費券對銀碼小的消費,如飲食、化妝品、超市、藥房和服裝行業帶來較大的提振作用,因爲首3,000元的開支可以涵蓋上述行業的消費。另外,預計民生類行業和中低檔零售業可以受惠於消費券的措施,復甦的速度將較中高檔消費行業爲快。 盧展豪認爲,寬減企業百分百利得稅和首兩季非住宅物業差餉等措施可改善企業在疫後的經營環境,長遠能對工商鋪物業的租務及買賣注入正面氣氛。另外,在政府賣地方面,他預期,受到目前高息環境的影響,再加上本港甲級商廈空置率高企,相信發展商出價仍然會偏向保守,今年地皮流標的風險較高。 對於政府將建議調整從價印花稅的稅階。盧展豪預料政策能令工商鋪物業受惠,但主要都是以首次買入物業的買家爲主。不過,政府建議調整價值低於2,000萬元物業的稅階。在2022年,價值2,000萬元以下的工商鋪註冊量佔總註冊量的逾八成,相信政策會帶動部分中低價物業的交投,並輕微提振工商鋪市場的表現。
