《大行報告》赤柱住宅地未達政府底價流標 早前僅接獲四份標書
地政總署公布,位於香港赤柱環角道的鄉郊建屋地段第1204號用地的住宅地招標,因為地價標金未達到政府就該用地所定的底價,所以不接納所接獲的四份標書。 該用地上周五(6日)截標,入標發展商包括信置(00083.HK)夥拍鷹君(00041.HK),而新地(00016.HK)、嘉華國際(00173.HK)及長實集團(01113.HK)分別獨資競投。 該地皮鄰近公屋馬坑村,佔地約25.7萬平方呎,最高可建樓面逾48萬平方呎,為赤柱近二十年來最大型住宅地供應,預計可提供約640伙。市場估值由去年最低過百億元,降至最新介乎約52.8億元至96億元。 政府指,按既定機制在市場上公開出售賣地計劃內的土地。如沒有任何標價達到政府專業估價師所評估的底價,政府不會出售該土地,以保障公帑。底價會在截標當日訂定,以便考慮最新的市場情況。另外,政府不會就投標者出價的考慮作出揣測。出價往往視乎種種因素,例如投標者如何評估用地的吸引力和市場情況,以及其企業情況及發展策略等。 政府又強調,政策目標是為市場提供穩定和持續的土地供應,以回應社會對房屋及經濟用地的需求,此目標不會因為個別土地的招標結果或某個時期的經濟情況而受影響。政府會考慮在適當時候重新出售該用地。
