英皇國際(00163.HK)擬11.37億港元出售非核心投資物業
格隆匯1月6日丨英皇國際(00163.HK)公吿，於2023年1月6日，賣方英皇物業投資有限公司已與買方New Global Developments Limited訂立買賣協議，內容有關按代價約11.37億港元(可予調整)買賣目標公司Famous Gain Investments Limited全部股權以及目標公司欠付賣方的賣方貸款。代價乃包括(1)目標集團以合計基準計算資產淨值(經參考該物業公允市場估值)；及(2)賣方貸款。
目標公司為一間於英屬處女羣島註冊成立的公司，由公司間接全資擁有。目標集團整體的主要業務為物業投資控股。目標公司透過物業公司為該物業的間接實益擁有人。物業公司為一間於香港註冊成立的有限公司，並由目標公司直接全資擁有。物業公司直接持有該物業及從事物業投資業務。
該物業–LaneUp位於屯門建發裏4號，為一幢13層高的複合式商廈，總樓面面積約173,000平方尺，涵蓋餐飲、零售商鋪及辦公室等多元化功能。其於2021年由一幢工業大廈活化及轉型成為一幢複合式商廈。
集團在其核心投資物業組合中一向追求具增長潛力優質物業，其主要為位於主要商業區內高級辦公樓及商業綜合大樓，以及受歡迎購物地區內零售鋪位。集團奉行組合優化策略，定期檢視其投資組合以(i)透過收購優質物業擴大組合；(ii)通過對現有組合進行重建及翻新工程以提升資產價值；及(iii)透過出售非核心資產釋放資產價值。
經定期審視其投資組合業務營運後，集團認為該物業位於中心商業區範圍以外，乃屬非核心投資物業組合，進一步提升租金回報率或大幅升值機會有限。
