美聯料明年樓價先穩後升 全年或反彈10%

美聯物業首席分析師劉嘉輝在記者會上表示,今年本港樓市受疫情、加息及移民潮等多個因素打擊,整體物業註冊量料不足6萬宗,創32年有紀錄以來新低。而樓價今年已跌超過14%,部分藍籌屋苑樓價跌幅更達兩成。 他提到,今年新盤成交估計量額齊創一手銷售條例後新低,成交量預期僅約9,100宗,按年下跌約45%,金額則按年減少約58%至930億元。至於全年二手成交料約3.7萬宗,按年降38%,為1996年以來低位;成交金額預期亦按年減少逾41%至3,000億元。 展望明年,美聯物業住宅部行政總裁布少明認為,雖然經濟仍存在不少變數,但相信低谷已過,其中疫情對樓市的影響正日漸減弱,待明年美國加息明顯放慢,料資金會回流,加上中港恢復通關等利好消息,估計明年全年樓價及交投將同步回暖,出現先穩後升走勢。 他預期,明年農曆新年後樓市有望出現「小陽春」,全年樓價或可升約10%,一手全年成交量或按年急升約七成半至1.6萬宗;二手成交量則料按年升約三成半,至約5萬宗水平。
