《本地樓市》美聯:11月私宅平均呎租按月續跌0.44% 連跌三個月
美聯物業表示,隨著租務旺季完結,租金略為下跌。11月美聯「租金走勢圖」以實用面積計算的私人住宅平均呎租報約34.25元,按月下跌約0.44%,連跌三個月,而今年首十一個月則累跌約2.1%。相比之下,今年樓價跌幅相對顯著,以「美聯樓價指數」計算,今年首十一個月已跌約12.34%,而年內迄今更進一步跌約14.35%,可見租金表現相對平穩。
若以每月租金劃分,以美聯物業促成的租務個案計算,今年首十一個月月租1.5萬元或以下比率錄約38.6%,較去年同期約38%微增約0.6個百分點。至於月租逾1.5萬元至2萬元比率亦錄約29.6%,較去年同期約28.2%更增加約1.4個百分點;反觀,月租逾2萬元的租務個案比率錄約31.8%,較去年同期約33.8%減少約2個百分點。
美聯物業首席分析師劉嘉輝指,今年樓市受疫情及加息影響,買家入市趨審慎,有部份轉買為租,令到租務需求增加,支持租金表現。
