調查:置業仍是港人普遍願望 着重店內體驗傾向實體店購物
世邦魏理仕調查顯示,即使香港樓價爲全球最貴之一,但置業依然是普遍港人願望。該行向1,010名由嬰兒潮一代到Z世代港人進行問卷調查,結果顯示,港人傾向買樓多於租樓,有35%的受訪者有意在未來兩年內搬屋,較前兩年有搬屋的22%受訪者有所上升。亦有近40%的受訪者希望搬到更鄰近核心地區的地方。 值得留意的是,72%的早期千禧一代(34-41歲)有打算買樓的意欲,其次是64%的X世代(42-57歲)。即使香港貸款利率不斷上升,但一班潛在的買家,包括財務較穩定的年輕家庭及專業人士,仍有置業的能力。 該行香港區研究部主管陳錦平稱,在過往兩年,遙距工作政策及憂慮新冠傳播風險,令香港人更多時間留在家中。隨着混合工作模式成爲主流,與全球和亞太地區的受訪者相比,港人選擇居住地方時,會更加考慮該處會否處理速遞及食物外送服務,以及家中是否有專門爲工作而設的空間。 此外,調查顯示,雖然電子商務在過去幾年蓬勃發展,但香港消費者更傾向於實體店鋪購物,66%受訪者的超過一半的購物是在實體零售店進行的。該行香港顧問及交易服務-商鋪部主管溫運強稱,雖然網上購物提供了靈活性及便利性,但香港消費者更着重店內體驗及即時取得產品。 實體店可促進網上銷售,63%的受訪香港消費者更喜歡在網上訂購之前先到店選擇貨品。大約一半的受訪者還更喜歡在實體店取貨,而非送貨上門。此外,大約一半的受訪者表示,隨着疫情相關的限制措施放寬,他們打算減少網上購物,並增加到實體店消費。
