「美聯樓價指數」最新報146.99點,按周跌0.58%,連跌27星期,創五年半新低;若與四星期前相比,則跌3.37%;而本年迄今跌14.35%。 若按三區劃分,「美聯港島樓價指數」最新報158.95點,按周跌1.61%;較四星期前則跌2.73%,而該區本年迄今樓價跌13.7%。 「美聯九龍樓價指數」最新報148.7點,按周微升0.02%;惟較四星期前相比仍跌3.24%,而該區本年迄今樓價累跌14.54%。 「美聯新界樓價指數」最新報135.9點,按周跌0.62%;較四星期前跌3.7%,該區樓價本年迄今跌14.45%。 「美聯信心指數」最新報49.9點,按周升15.2%,連升四星期,創22周新高。美聯物業首席分析師劉嘉輝指出,內地防疫措施逐步鬆綁,本港亦進一步放寬,市場憧憬中港全面「通關」的日子愈來愈近,增加業主對後市的信心,部份業主轉售為租;與此同時,筍盤被吸納,平價盤源未能及時補充,減價盤減少,導致信心指數向上;然而面對加息壓力下,買家入市仍然審慎,加上信心指數仍然低於平均值,預期短期樓價仍然受壓。 若以單位面積劃分,減價盤比率首3位排名連續4星期維持不變,減價盤比率最多的是實用面積約431至約752平方呎的B類單位;其次是實用面積約430平方呎或以下的A類單位;緊隨其後的是實用面積介乎約753至約1,075平方呎的C類單位。
