《大行報告》瑞銀重申新地(00016.HK)及恆地(00012.HK)「買入」評級 上調目標價
瑞銀發表報告,預料本港明年樓價大致上持平介乎在降3%及升3%之間(市場預測為下跌10%至15%),因該行看到不少令人鼓舞的數據,包括透過內地專才計劃來港人數上升,預期加息周期到頂及私樓供應下降。據入境處今年第三季數據顯示,內地專才計劃及非本地畢業生簽證分別按季增34%及2.4倍,令今年年度數據按年升30%及76%,並分別超出2016年及2019年的水平。
該行指,港府放寬非本地居民首次置業印花稅,以及視內地放寬防疫措施為正面信號,香港與內地邊境或會重開,亦利好香港地產行業。因此,該行重申,預期香港住宅樓價會在明年首季觸底反彈,並隨後逐步恢復。
該行首選新地(00016.HK)及恆地(00012.HK),予兩者評級「買入」,並將目標價分別上調8%及10%,至112元及27.8元。(ca/k)
