《大行報告》摩通料本港樓價跌勢近尾聲 首選新地(00016.HK)及恆地(00012.HK)
摩根大通發表研究報告指,相信本港的住宅價格下跌已接近尾聲,對發展商的看法逐漸變得正面,認爲逆風可能或會減弱,這是由於加息勢頭放緩、憧憬內地與本港通關、及人才流失化情況有所改善。該行在行業中首選新地(00016.HK)及恆地(00012.HK),其後依次爲長實(01113.HK)、嘉裏建設(00683.HK)、及信置(00083.HK),而新世界(00017.HK)及九倉(00004.HK)的評級仍然是「減持」。
該行表示,目前的防疫措施趨向寬鬆,在經營零售業務的地產商中,該行首選九置(01997.HK)、領展(00823.HK)和置富產業信託(00778.HK)。該行最不看好寫字樓市場,儘管憧憬重新開放虧境,但認爲除非內地經濟穩步復甦,否則跨境寫字樓需求不會立即回到香港。在未來3年新增的甲級寫字樓供應支持下,唯一相對樂觀的區域是中環商業區。該行預計,2023年中環辦公室租金將會持平,而其他區域的辦公室租金將下降5至10%。該行首選香港置地,但將太古地產(01972.HK)評級由「增持」下調至」減持」。
