《本地樓市》美聯:本港未來仍有加息壓力 料全年樓價跌逾一成
美聯物業住宅部行政總裁(港澳)布少明表示,美國聯儲局加息0.75厘,自今年3月起美國開始加息以來,加息幅度合共已達3.75厘。雖然聯儲局聲明暗示可能放慢加息步伐,但考慮暫停加息仍為時過早。本港大型銀行於9月調高最優惠利率0.125厘後,今日(3日)再度加息0.25厘,即兩次合共0.375厘。
他稱,雖然近期金管局降低壓測及施政報告推出非本地人才置業退辣稅的措施,為本地樓市注入新動力;惟近期港股大幅波動,加上本港未來仍有加息壓力,而近期不少銀行調高定期存款吸客,均對樓市構成一定壓力,買家入市態度維持審慎,二手市場亦以減價盤交投為主,故此二手樓價持續回落,預計全年樓價跌逾一成。
不過,他強調,本港銀行於9月時僅加息0.125厘,步伐已較預期慢,今次加0.25厘只是正常化,整體加息幅度尚算溫和,加上市場早就消化加息的預期,故相信對交投的影響正在減少。11月有多個新盤部署月內推出,在加息周期未完之下,相信發展商訂價會持續克制,甚至以低市價推盤吸購買力,估計11月一手交投有望升至約1,500宗水平,屆時將較10月360多宗大幅回升,有力創三個月新高;至於二手方面,估計成交量有望錄約3,500宗。
