龍湖(0960.HK)領漲藍籌股,兩日暴漲近30%,收復週一“失地”
今日龍湖集團(0960.HK)領漲港股地產股及藍籌股,截至收盤,龍湖集團股價漲幅超過18%,最高漲幅達20.89%,龍湖集團連續兩日大漲28.6%,市場表現積極。
龍湖大股東也持續展現對龍湖集團的信心,兩日來,持續增持600萬股金額超過6000萬港元,購入的美元債達到780萬美元。
除大股東力挺公司之外,龍湖集團48小時內提前償還兩筆2023年到期的銀團貸,涉及85.5億港元,充分顯示其流動性充足以及財務穩健。
美林證券報吿認為,“龍湖積極償還短期債務的動作應能讓投資者對其流動性狀況放心”。
此外,花旗Griffin Chan等分析師發佈報吿稱,市場對龍湖集團的擔憂“過頭”了。報吿顯示,龍湖董事長的變更是公司向職業化管理的轉變,龍湖集團自上市以來致力於機構化的努力,在銀行的支持下,具有戰略連續性。花旗銀行給定的目標價是50.1元港幣,今日的股價大漲似乎也映證了這一點。
在土地市場,龍湖集團通過積極拿地,持續釋放正向信心。10月31日,龍湖以19.6億元的價格,在蘇州相城拍下一塊土地。一個月內,龍湖在北京、上海、成都、合肥、西安等城市參與第三輪集中土拍,攬下11塊地,合計投入超100億元。據克而瑞公佈的1-10月房企新增貨值TOP100中,龍湖以670.6億的新增貨值,排名第12位。
據安信證券的統計,在已完成三輪集中土拍的15 個城市中,平均溢價率水平為2.1%,且第三輪土地供應普遍較為優質,是不錯的拿地機會。而龍湖是少數持續活躍在土拍市場的頭部房企。
此外,龍湖集團2022年1-9月銷售額累計達到1456億元,連續三個月實現月度銷售業績的持續回升,在此基礎上,龍湖集團三季度累計銷售額達到597.5億元,同比實現正向增長。在經營性收入方面,龍湖集團實現經營性收入達到171.8億元,其中投資性物業收入為88.6億元,保持穩定的增長。
摩根大通報吿認為,“龍湖仍然未表現任何壓力信號。事實上,龍湖仍在持續買地,資產負債表仍是行業中最穩固之一。如果行業流動性的擔憂緩解後,龍湖未來或強勁反彈”。
