《本地樓市》中原:元朗「PARK YOHO Bologna」首張價單均價回落至2018年水平
新地(00016.HK) 元朗住宅項目「PARK YOHO Bologna」公布首張價單,涉共50伙,折實平均實用呎價約13,088元。中原地產亞太區副主席兼住宅部總裁陳永傑表示,首張價單均價回落至2018年水平,較同區一手價格有逾10%折讓,較區內樓齡較新的二手屋苑呎價則低15%。
他指出,按現市況計項目開價屬非常合理,發展商願意因應市況調低售價,相信發展商對於此口價亦有信心,故勇於在《施政報告》前夕開價,考慮到項目伙數不多,加上訂價有很大折讓,估計認購反應將會如早前同系屯門「NOVO LAND」般熱烈,首批料可「一Q清檯」,又預期發展商會以克制價加推。
陳永傑指,本月一手市場表現強差人意,成交不足200宗,計及PARK YOHO Bologna預料全月成交量將低於500宗。他指出,全城靜待明日施政報告公布,市傳會放寬樓市辣招,包括取消海外買家印花稅,但事實上海外買家仍需付15%雙倍印花稅,即使取消吸力料不會太大,僅屬輕微減辣,不夠力扭轉樓價跌勢,若減辣並不足夠以及未有其它救市措施,則料年內樓價將再跌3%。
