《本地樓市》美聯黃建業料今年樓價跌幅擴至雙位數 呼籲撤銷或放寬樓市「辣招」
美聯集團(01200.HK)主席黃建業表示,加息及疫情夾擊重創港樓,如《施政報告》未能提出有效的「救經濟、振樓市」方案,今年樓市下調已成定局。他希望特區政府能於《施政報告》中提出更多「招商引資」的方案,吸納中外人才及資金來港,救活經濟,同時能「減辣」,助樓市及早「復常」。
黃建業提到,單計今年第三季「美聯樓價指數」已急挫5.9%,創2018年第四季以來的十五個季度最大跌幅。而「美聯樓價指數」最新報157.5點,按周跌0.27%,連跌十七周,創逾四年半新低,而本年迄今跌幅已擴大至8.22%。他相信樓價下跌「已成定局」,全年樓價跌幅預測擴大至雙位數,預計創2008年後最大跌幅。另外,價跌量卻難升,預計全年整體物業(包括住宅及非住宅)註冊量僅錄約6.4萬宗的水平,更是創出自1991年以來三十二年的新低。
黃建業呼籲政府從速撤銷或放寬已失效的「辣招」,建議包括將15%的DSD稅率回復至雙倍印花稅,活化換樓鏈;下調買家印花稅(BSD)稅率,或取消BSD稅,以吸引環球人才及資金來港置業;及取消額外印花稅(SSD),或可將年期及稅率回復至「加強版」前。
