美聯工商鋪:第三季四大核心區吉鋪空置率升至11.2%
美聯工商鋪資料研究部數據顯示,本港今年7至8月份四核心區飲食業商戶數字回落,較第一季淨減少15間,零售表現偏軟,第三季共錄得845間吉鋪;元朗區空置率則錄4.3%。預計隨着市面上的人流自第五波疫情後逐漸增加,加上近日不同界別均有聲音,要求政府儘快放寬入境檢疫措施至「0+7」,相信商鋪市道最壞時刻已過,料街鋪空置率將見頂回落。
鋑聯控股(00459.HK)行政總裁(工商鋪)盧展豪指,今年7至8月份銅鑼灣、中環、尖沙咀、旺角四核心區共錄得845間吉鋪,較今年第一季略增16間,空置率在半年間由11%再微升至最新的11.2%;元朗空置率則由上年第三季的4.5%稍微下降至新近的4.3%。
美聯旺鋪董事樑國文預料,未來半年四大核心區街鋪空置率將見頂,甚至些微回落,當中四核心區料將會維持在10.5%至11.5%水平,元朗區空置率則料約4%至4.5%。
是次統計涵蓋223條街道共10,144間街鋪(四核心區佔7,528間),數據可反映出政府實施「3+4」的檢疫措施後初期、派發第二階段消費券初期以及近日疫情升溫的鋪市表現。
