《大行報告》中金:內地新房銷售或階段性承壓 料支持購房需求相關政策仍有望續加碼
中金發表報告表示,內地上周該行所監測的48個城市房屋銷售數據,新房銷售面積按周下跌25%(按年跌幅走闊至-40%)(上上周-23%),若剔除受疫情影響的極端樣本城市後按年下降34%。9月前兩周周均新屋銷售與8月持平,按年下跌32%(8月-32%)。
該行指,內地8月新增居民中長期貸款為2,658億人民幣,按年下降38%(7月-63%);今年首八月累計新增居民中長期貸款按年下降54%(首七個月-55%),佔同期新增人民幣貸款的13%。
該行指,受近期各地疫情散發影響,內地新房銷售或階段性承壓,預計支持購房需求和「保交樓、穩預期」的相關政策仍有望繼續加碼,以加速基本面修復,在這一過程中財務穩健、土儲優質、拿地積極的均好型房企受益最大,內房H股看好華潤置地(01109.HK)、中國海外(00688.HK)、綠城中國(03900.HK)、越秀地產(00123.HK)、美的置業(03990.HK)、中國海外宏洋(00081.HK)、建發國際(01908.HK),物管板塊看好中海物業(02669.HK)、保利物業(06049.HK)、華潤萬象生活(01209.HK)及綠城管理(09979.HK)。
