《週末樓市》啓德「MIAMI QUAY I」售出逾40夥 二手交投回升
本港新盤市場於中秋節三日長假期(9月10日至12日)錄約50宗成交,以會德豐與恆地(00012.HK) 、新世界(00017.HK)及帝國集團合作的啓德住宅項目「MIAMI QUAY I」爲主,該盤昨日(12日)首輪銷售共138夥,包括137夥以價單形式推出,另有特色單位招標,項目售出最少42夥,涉資逾3.9億元。
另外,長實(01113.HK)與新地(00016.HK)合作的屯門「飛揚」、萬科香港長沙灣「THE CAMPTON」,及恆地奧運「利奧坊」系列等多個新盤貨尾都錄等個別成交。
二手方面,中原地產十大屋苑週末錄得16宗成交,創三週新高,中秋節三天假期則錄19宗成交。中原亞太區副主席兼住宅部總裁陳永傑分析,二手業主開始讓步擴大議幅,吸引觀望多時的買家,只要遇上合理價放盤即加快入市,可見樓價正尋底。市場利淡消息早已出現並正在消化,只要防疫措施進一步放寬,恢復正常通關有望,經濟將即時復甦,樓價便尋底成功。
美聯物業中秋週末十大屋苑錄得約17宗買賣成交,按周急升約七成,創三週新高;至於按三天長假計算,則錄得約20宗買賣成交。美聯住宅部行政總裁(港澳)布少明表示,樓價下調,不少有意放盤業主亦紛紛接受現實,普遍「有價講」,帶動中秋檔期不少減價筍盤被吸納,二手交投氣氛回勇。
至於利嘉閣地產過去週末日十大屋苑累錄16宗個案,按周增加78%。中秋節三天假期合共錄得18宗買賣,當中九龍區有9宗,新界區5宗,港島區則有2宗。利嘉閣地產總裁廖偉強預計,隨着本港疫情平穩,加上買家希望把握機會,在市場上尋找筍盤,樓市氣氛料可維持活躍。而港置十大二手指標藍籌屋苑於週末兩天錄17宗成交,按周升142%,更創近四個月新高。
