新鴻基地產(00016.HK)年度純利跌4.22%至255.6億港元 末期息3.7港元
格隆匯9月8日丨新鴻基地產(00016.HK)公佈,截至2022年6月30日止12個月,公司收入777.47億港元,同比減少8.81%;公司股東應占年度溢利255.60億港元,同比減少4.22%;每股盈利8.82港元,末期股息每股3.7港元。
回顧年內,來自物業銷售的溢利為158.47億港元,去年為209.94億港元。集團銷售進度受疫情影響,按所佔權益計算,在年內錄得合約銷售總額約335億港元。自2022年七月起,按所佔權益計算,集團錄得的合約銷售額逾120億港元,主要來自屯門NOVOLAND第1A期及第1B期的銷售。儘管受疫情所影響,連同所佔合營企業及聯營公司的租金收入計算,集團年內的總租金收入為248.1億港元,與去年相若,淨租金收入按年上升百分之一至192.5億港元。
截至2022年6月30日,按所佔樓面面積計算,集團在香港的土地儲備約5710萬平方尺,當中包括約2240萬平方尺發展中物業,應足以配合集團在未來五年的發展需要。餘下約3470萬平方尺為分佈各區的已落成物業,用途多元化,絕大部分用作出租及長線投資。集團將在時機適合時,繼續循不同渠道補充土地儲備,包括積極將農地轉換為可發展用地。
截至2022年6月30日,按所佔樓面計算,集團在內地的土地儲備合共7060萬平方尺,其中約5300萬平方尺是發展中物業,當中逾百分之四十將發展為可供出售的優質住宅。餘下1760萬平方尺是已落成物業,分佈在主要城市,絶大部分用作出租及長線投資。集團緊守選擇性和專注的策略,在內地主要城市物色投資機會。
