《大行報告》中銀國際引述碧桂園(02007.HK):部份二線城市銷售令人鼓舞 估三線及以下城市銷售降幅收窄

碧桂園(02007.HK)今日股價造高,最新報2.34元升8.8%。中銀國際今日發表報告表示,上周五(2日)邀請了碧桂園管理層出席了該行所舉行的非交易路演。該行引述碧桂園管理層指,內地樓市在不同城市的市場呈現分化,差異不僅僅由城市層級決定,同一級別城市之間也存在差異。碧桂園管理層指,留意到西安、成都和合肥等二線城市的情況令人鼓舞,而東北一些二線城市的合同銷售則疲軟。 對於內地三線及以下城市內房銷售,碧桂園管理層預計今年下半年降幅將有所收窄,合同銷售將更加穩定。考慮到季節性影響,預計7月及8月合同銷售將按月下降。總體而言,與較高線城市相比,公司管理層預計低線城市可能需要更長時間恢復。 碧桂園管理層表示,公司限制性現金和非限制性現金保持相對平衡。截至今年6月底止,現金及現金等價物為1,480億元人民幣,其中250億人民幣為未釋放的預售房建設保證金,460億元人民幣為剩餘的預售房建設保證金。總計約700億元人民幣,約佔現金餘額的48%。 中銀國際引述碧桂園管理層預計毛利率需要一至兩年才能恢復,儘管低線城市的需求可能會在幾個季度內恢復,但由於土地成本、房地產價格和供應情況等因素的綜合影響,毛利率可能仍然很低。隨著需求逐漸從周期性低迷中復甦,庫存週期可能會逐漸恢復,平均售價可能會逐漸改善。隨著許多資金緊張的同行退出市場,碧桂園預計內地的土地價格將下降至更合理的水平。所有這些因素都將導致未來利潤率的提高。綜上所述,將來毛利率有望改善,但未來一至兩年可能仍處於低位。
