《大行報告》瑞銀:據報內地擬設房地產基金屬正面 惟規模低於財困內房短期債務總額
瑞銀發表研究報告指,據報內地當局已批准設房地產基金,為12家陷入財困的房地產開發商提供資金支持,預期基金規模高達2,000億至3,000億元人民幣;另外當局亦考慮出台發行棚改專項債券政策。
該行認為房地產基金的成立對市場發展屬正面,但指出12家財困主要內房短期債務總額近7,420億元人民幣,基金規模較小,金額不足以完全應付。
至於棚改專項債券,瑞銀認為棚改專項債券將有效提振低線城市購房需求,但將取決於融資規模,目前細所尚未確定。該行指,「十三五」期間棚戶區改造總投資為7萬億元人民幣,預期現時金額可能下降,同時棚改預期將帶來低線城市房價大幅上升,以及開發商和購房者槓桿率上升等副作用。
