《本地樓市》美聯料NOVO LAND銷情理想 或成今年新盤票王
屯門新盤「NOVO LAND第1A期」首張價單折實平均呎價約13,188萬元,美聯物業住宅部行政總裁(港澳)布少明表示,項目首批開價具備吸引力,較區內同發展商的御海灣等二手成交呎價低近兩成,故項目以吸引價推出將錄得理想銷情,料有機會問鼎年內「新盤票王」,往後加推具提價空間。
布少明預期,「NOVO LAND第1A期」將吸引不少靜候多時的準買家出動,料投資客佔比有望高達4成,另外6成則用作自住用途,預期屋苑入伙後呎租可達35至40元,租賃回報逾3厘。若以年齡劃分,由於「NOVO LAND第1A期」是次開價易於入場,預期80後、90後及00後買家佔比可能高逾8成。
他續指,相信在「NOVO LAND第1A期」短期開賣加持下,7月份將錄得介乎1,200至1,300宗一手交投,8月份有機會挑戰2,000宗水平。至於二手方面,受新盤頻頻開售影響,交投轉趨淡靜,惟預期隨著本港經濟逐步改善,9月將會有明顯改善。
