《大行報告》野村:內房銷售持續復甦 長線首選潤地(01109.HK)
野村發表報告指,根據行業數據,內地上周(6月18日至24日)的30大城市房地產銷售復甦勢頭持續,總物業銷售量達440萬平方米,按周上升8.9%,按年大致持平。 野村對開發商未來幾週股價維持樂觀,覆蓋範圍看好新城發展(01030.HK)等。 不過,由於長期憂慮置業人士的樓價預期疲弱,以及經濟增長放緩導致置業人士收入水平下降,野村仍然認目前內地新盤市場的復甦將是漸進和緩慢過程。同時,該行憂慮房企今年上半年的業績表現,對行業今年的盈利指引可能會下調,業主亦會因應第二季疫情向租戶提供回贈。 因此,野村相信目前的行業反彈將是短暫,從長期投資而言,華潤置地(01109.HK)仍是該行唯一的行業首選。
