《本地樓市》美聯:拆息有上調趨勢 料封頂機制未令供樓壓力大增
美國加息0.75厘,美聯物業住宅部行政總裁(港澳)布少明表示,雖然本港銀行體系結餘跌至約2,800億元,但在資金仍然充裕下,相信本港息率未會即時跟加,本港低息環境將持續。然而,若然下半年美國加息速度較預期快及幅度較預期大,不排除本港最優惠利率亦要跟加。
至於今次美國加息0.75厘,他相信本港最優惠利率未會即時跟加,但拆息實際上已有上調趨勢,而下半年甚至有機會觸及2.5厘的封頂水平。
他指,若以樓按借貸500萬元計算,以30年供款,以H按1.88厘計算,每月供款約18,182元;假如H按調升至2厘水平,屆時每月供款將增加約299元,至約18,481元,升約1.6%;假如H按進一步調升至2.5厘的封頂水平,屆時每月供款則較現時增加約1,574元,至約19,756元,升約8.7%。即使HIBOR未來有機會進一步攀升,但現時大部份業主採用的H按供款,一般有封頂機制,相信未會令供樓人士供樓壓力大增。
