《本地樓市》高力(CIGI.US)料未來5年29%甲級寫字樓供應位於西九龍
高力(CIGI.US)發佈《重新發掘西九龍區》研究報告,兩個由政府發起的大型發展項目「明日大嶼」願景和北部都會區預計將為九龍站、長沙灣以及新界新發展區帶來更多的寫字樓供應,預料未來5年(2022-26年)29%的甲級寫字樓供應將位於西九龍區,而該區在2026年前的總樓面面積供應將由2022年3月的600萬平方呎增加至900萬平方呎,屆時將佔香港整體甲級寫字樓供應量11%,與港島東相若。 報告指,在過去10年,雖然西九龍區的寫字樓分佈比起香港東面的非核心地區更分散,但隨著更多新的寫字樓樓面在未來幾年落成,預料西九龍區將會成為增長最快的甲級寫字樓市場之一,與新界西區預料合共可提供未來5年全港整體寫字樓供應量36%,在未來5年,九龍站將會成為繼東九龍後第二個最多新甲級寫字樓供應的地區,提供約240 萬平方呎,相當於從現在到2026年香港整體新甲級寫字樓供應量的17%。 高力表示,長沙灣工業區發展迅速,附近一帶在過去十年有明顯的變化,近期亦有總樓面面積達260萬平方呎的建築通過活化計劃審批,可進行改建或重建,除了活化的商業樓宇外,更多甲級寫字樓亦將相繼在長沙灣落成,預計至2023年該區的甲級寫字樓總樓面面積將達190萬平方呎。
