爪哇控股(00251.HK)公布,去年10月中旬與香港大坑道89-93號龍風臺的15名業主訂立買賣協議,共斥資約6.27億元收購該物業,其概約總樓面面積為2.2萬平方呎。收購事項須待港政府就撤銷該物業其中13個單位轉讓限制應付之補地價金額作出評估後,方可完成。 於今年6月2日,香港政府已對該物業其中13個單位之補地價金額作出評估,且全部13名相關賣方已於今日(6日)接納補地價金額。 於簽署買賣協議時,集團擬收購該物業以重新發展為豪宅出售。由於公司主要業務之一為物業發展,收購事項屬收入性質,故不構成上市規則第14章項下之交易。因此,於簽署買賣協議時並無刊發公布。 但經周詳考慮後,集團隨後決定自財務匯報開始將經重新發展之該物業持作投資用途乃最符合成本效益。故此,收購事項將構成公司之須予披露交易。 爪哇控股表示,計劃收購該物業用作重新發展為豪宅出售,目標市場為高端用家,特別是來自中國內地的買家,又指考慮到政府可能再次就空置一手私人住宅單位徵收「額外差餉」,因此決定將項目業重新發展為豪宅作長期投資。
