仲量聯行獨家代理招標放售九龍城侯王道93及95號兩幢舊樓,該業主已併購逾四年,獲得全數完整業權,截標日期為下月8日正午12時正。市場人士估計,物業市值約3億元。 兩幢四層高物業均是於1952年落成,地下為商舖,樓上為住宅,將以交吉及現有狀況出售。該物業佔地約3,042平方呎,地盤闊度超過50呎,深度約60呎,可以最大地積比率為9倍重建發展。根據馬頭角分區大綱圖編號S/K10/28,物業現址劃為「住宅(甲)2類」用途,可作住宅連商舖基座發展。 仲量聯行資本市場部資深董事梁瑋麟表示,根據市區重建局於上月27日公布並啟動九龍城「龍城」區衙前圍道/賈炳達道發展計劃(KC-017)的法定規劃程序,九龍城的大型重建計劃正式開始,是次標售的物業正正毗鄰該重建計劃,將受惠於將來發展項目及其優化配套,若買家日後能成功併購相連的一排舊樓,可進一步擴大地盤發展規模。 該物業鄰近九龍城廣場及九龍寨城公園,同區現正發售由碧桂園(02007.HK)發展的「瓏碧」,首張於上月11日公布的價單,折實的平均呎價為24,520元。
