《本地樓市》「柏瓏 II」周三再售288伙 二手交投稍回落
本港剛過去周末(21日及22日)錄超過40宗新盤成交,其中碧桂園(02007.HK)九龍城賈炳達道住宅項目「瓏碧」周六(21日)銷售70伙,兩日累計沽出15伙,套現逾1.1億元。至於恆地(00012)奧運「利奧坊-壹隅」則售出9伙,套約5,400萬元。
信置(00083.HK)、嘉華(00173.HK)及中海外(00688.HK)合作發展之港鐵(00066.HK)錦上路站第一期住宅項目第1B期 「柏瓏 II」再加推第5張價單共120伙,折實售價介乎約659.9萬元至1,846.8萬元,呎價17,373元至20,463元,平均折實呎價約18,798元。項目又上載最新銷售安排,將於本周三(25日)發售288伙,盡推全數一房及兩房單位。
二手方面,中原地產十大屋苑本周末錄得11宗成交,按周下跌3宗或21.4%,但已連續10周企穩雙位數水平,惟本周零成交屋苑增至5個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,本月樓市焦點落於一手市場,各區均有新盤開售,加上經濟復甦初期,發展商訂價相對保守,部份更低於同區二手價,吸引買家入市,二手交投難免稍為放慢。另外,利嘉閣周末日十大指標屋苑累錄9宗二手成交個案,較上周末的13宗,減少4宗或31%。
美聯物業周末二手十大屋苑暫錄得約14宗買賣成交,按周升約7.7%,連續10周保持雙位數。若按15大屋苑計算,周末2天共錄得約15宗買賣成交,較上周末跌11.8%。美聯物業住宅部行政總裁(港澳)布少明表示,本港疫情持續趨穩,社交距離措施進一步放寬,市場氣氛改善,多個發展商趁勢加快推盤,當中不乏鐵路沿線項目,由於市場焦點集中一手,搶去部分二手客源。
