《大行報告》高盛:人行下調首套房貸利率20個基點有助改善市場情緒 能增加多少房地產需求仍有待觀察
高盛發表報告指,人民銀行及中銀保監宣布全面下調首套房房貸利率20個基點,並要求各城市按當地的房地產市場情況,決定首套房買家的房貸利率水平。至於第二套房的利率維持不變。
該行表示,人行是次利率調整是支持市場基本面,及提升房地產需求,同時發出了明確訊號,即政策制定者正以具體措施推動房地產政策放鬆。
不過,高盛認為利率下調雖然有助改善市場對房地產行業的預期及情緒,但能增加多少房地產需求仍有待觀察。該行又繼續預期內地將宣布更多政策放鬆,因內地疫情似乎僅會有較小改善。
