寶龍商業(09909.HK)擬8.68億元收購上海辦公大樓
格隆匯5月11日丨寶龍商業(09909.HK)公吿,於2022年5月11日,上海商盛(公司的全資附屬公司)與寶龍富閩訂立協議,據此,上海商盛有條件同意向寶龍富閩購買物業,代價為人民幣8.68億元。
物業包括一幢樓高24層的辦公大樓,總建築面積約34,987.89平方米。物業位於中國上海市寶山區同濟路669號並鄰近上海軌道交通3號線寶楊路站。物業(稱為寶楊寶龍廣場7號樓)為寶龍集團於寶楊的商業發展項目的一部分,總佔地面積約59,793.80平方米,用作商業、辦公、酒店及服務式公寓用途並已於2019年12月開業。物業的大樓內合共有168個辦公室單位,每個單位的大小約為185至235平方米。
物業位於具戰略優勢的中國上海市寶山區,方便前往鄰近的上海軌道交通3號線及綜合商業設施。物業已出租予承租人,為期10年,可為集團產生租金收入至2030年。公司認為,交易乃集團以優惠價格收購高質量資產的機遇,具有資本收益潛力並可拓寬本集團的收入來源。
