《本地樓市》多個九龍區新盤緊接推售 二手交投稍回落
第五波疫情回落,過去三日佛誕假期本港新盤市場錄得超過30宗成交。發展商加快推盤步伐,多個九龍區新盤將緊接推售,其中新地(00016.HK)旗下何文田「Prince Central」最快本周以現樓形式推售。新地副董事總經理雷霆表示,項目昨日(9日)起對外開放現樓單位,並將於未來兩天公布現樓優惠,將推出不同付款條件予準買家購買現樓。
碧桂園(02007.HK)九龍城賈炳達道「瓏碧」則將於今日(10日)向傳媒開放示範單位,料於短期內開價。至於會德豐地產啟德「MONACO MARINE」公布最新銷售安排,將於本周五(13日)銷售共119伙,其中117伙以價單形式發售,折實計料可套現約13.5億元。
二手方面,中原地產十大屋苑本周末錄得11宗成交,較上周末15宗再跌26.7%,成交量維持連續8個周末達雙位數水平,三日佛誕假期十大屋苑共得13宗成交。
美聯物業母親節及佛誕三日假期十大藍籌屋苑合共錄得約18宗買賣成交,而以周六日(5月7日至8日)兩日計算,則錄得約14宗買賣成交,按周回落約33.3%,但仍然是八周保持雙位數水平。若按15大屋苑計算,3日長假錄約21宗成交,周末兩日共錄得約17宗買賣成交,較上周末減少約34.6%。
而利嘉閣周末日十大指標屋苑累錄10宗二手成交個案,較上周末的9宗按周增加1宗或11%,惟當中有4個屋苑未發市。至於佛誕三日假期十大指標屋苑則合共錄得12宗買賣,較對上一周的勞動節三日長假期減少1宗。
港置十大二手指標藍籌屋苑則於過去三日長假期錄11宗成交,周末兩日與上周末相比,下降約39%,連續八周錄得雙位數水平。
