屯門首幅「限呎」住宅地未達政府底價流標
地政總署公布,位於屯門青山公路—大欖段的屯門市地段第561號用地的住宅地招標,因為地價標金未達到政府就該用地所定的底價,所以不接納收到的五份標書。 地皮於上周五(22日)截標,共接獲五份標書,入標發展商包括恆地(00012.HK)、嘉華(00173.HK)、信置(00083.HK)、新地(00016.HK)及長實(01113.HK)。 政府指,不會就投標者出價的考慮作出揣測。出價往往視乎種種因素,例如投標者如何評估用地的吸引力和市場情況,以及其企業情況及發展策略等。 政府於去年12月推出最低單位面積必須達約280平方呎的要求,該用地是首幅加入限呎要求的賣地項目。發展局發言人表示,雖然這次未能成功招標,但政府會繼續將最低單位面積要求落實於所有政府賣地項目、鐵路物業發展項目、市區重建局項目,以及其他涉及換地或契約修訂的私人住宅發展項目,以改善市民的居住空間和回應社會訴求。 該地皮位於屯門市地段第561號,地盤面積約為3.37萬平方米,指定作私人住宅用途。最低的樓面面積為7.28萬平方米,而最高的樓面面積可達12.1萬平方米。 於過去五個財政年度,政府合共就賣地進行超過70次招標,當中六次(包括是次招標)因為標價低於底價而取消有關賣地。其餘五次取消的招標涉及四幅商業用地及一幅住宅用地,其中一幅商業用地和該幅住宅用地隨後經重新招標後成功售出,其餘三幅商業用地則正進行改劃用作住宅用途。
