2021年龍湖地產開發實現營業額2233.8億元 同比增長21%

2022年3月25日,龍湖集團控股有限公司("龍湖集團"或"集團",港交所股份代號:960)公佈其截至2021年12月31日止全年業績。
2021年是重塑房地產行業格局與認知的一年。以"穩"為主的行業政策,堅定地去投機、清風險,從而確保積極、健康、可持續的發展環境。上下半年市場雖呈現熱冷交替,但龍湖的執行在任何時刻都保持篤定,堅守盤面,穩健經營,實現營業額2233.8億元,同比增長21%。
龍湖堅持戰略導向、堅持長期原則、堅持樸素的生意邏輯與底線思維,實現歸屬於股東的淨利潤為238.5億元,剔除公平值變動等影響後之股東應占核心溢利224.4億元,同比增長20.1%。毛利同比增長4.6%至565.4億元,毛利率為25.3%。核心税後利潤率為13.3%,核心權益後利潤率為10.0%。
在"房住不炒"的主基調下,龍湖集團恪守戰略、執行堅定,物業發展業務實現營業額2045.5億元,交付物業總建築面積1377.3萬平方米。
2021年全年實現地產開發合同銷售2900.9億元,同比增長7.2%。分區域看,長三角、西部、環渤海、華南及華中片區區合同銷售額在全集團佔比分別為28.2%、22.0%、25.0%、14.9%及9.9%。
"雙集中"供地模式下,龍湖進一步確保投資精準度,提升項目管控能力。2021年,集團新增122幅地塊,新進湛江、鹽城、鄂州、寧德、湖州、金華等6個城市,新增土地儲備建築面積為2355萬平方米,權益面積1338萬平方米,平均權益收購成本每平方米6485元。
截至2021年底,集團總土儲合計7354萬平方米,權益面積5047萬平方米,業務已遍佈環渤海、西部、長三角、華南、華中五大城市羣的69個城市,約85%的貨量集中在高能級城市,且成本合理,為盈利的持續增長奠定基礎。
2022年前兩月,集團新增土地儲備總建築面積為94萬平方米,權益面積49萬平方米。
