《本地樓市》十大屋苑週末交投明顯反彈 新盤暫錄12宗成交
中原地產公佈,十大屋苑在過去週末(3月19至20日)錄得23宗成交,較上週8宗急升逾1.8倍,更創10個月新高,零成交屋苑下降至2個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,第五波疫情略爲放緩,確診人數持續回落,樓市觀望氣氛隨即消散,本週末二手交投明顯反彈,受惠「財爺PLAN」放寬按保,中價樓率先起動,換樓客積極睇樓。他指出,中原城市領先指數CCL連升2周,買家恐遲買會貴,紛紛加快入市步伐,令二手交投極速反彈。
另外,據美聯物業統計,過去週末10大藍籌屋苑合共錄得約25宗買賣成交,按周升約177.8%,爲自去年5月中以來最多;至於按15大屋苑計則錄得約30宗成交,增長172.7%。
美聯物業住宅部行政總裁(港澳)布少明表示,隨着政府宣佈日前再推出保就業計劃,以助振興經濟,加上「疫苗通行證」措施第三階段將提早實施,鼓勵更多市民接種疫苗,均對樓市帶來正面作用,本港置業剛需強勁,預期疫情受控、經濟活動回覆正常後,發展商將重拾推盤步伐,屆時一、二手市場交投勢必更活躍。
新盤表現方面,週末暫錄僅約12宗成交,涉及英皇國際(00163.HK)旗下西半山「半山捌號」、遠展(00035.HK)與市區重建局合作的長沙灣「傲凱」,以及會德豐、信置(00083.HK)、嘉華國際(00173.HK)等合作的西南九龍「維港匯II」。
