發展局:2022/23財年推13幅住宅地 潛在供應8,250個單位 首財季推兩幅住宅地

港府公布2022/23財年賣地計劃,將推出13幅住宅地及4幅商業地,潛在供應8,250個住宅單位及29.68萬平方米商業樓面。 發展局局長黃偉綸在記者會上表示,13幅住宅地當中有4幅位於港島,包括赤柱環角道、堅尼地城西寧街及域多利道、醫院道、灣仔皇后大道東第269號;九龍區則有兩幅啟德地;新界推出的地皮最多共7幅,分別為大嶼山長沙東涌道、大嶼山長沙海沙徑、屯門第48區青山公路掃管笏段、沙田顯和里、荃灣油柑頭、荃灣寶豐路、葵涌荔崗街。至於商業地各有一幅位於旺角洗衣街及啟德,另有安達臣道兩幅較小型用地。 他指,2021/22財年住宅用地可供應2.06萬個單位,較年度供應目標超出六成。而2022/23財年計及賣地、鐵路發展項目及重建合計潛在供應17,940個單位,亦高於目標的12,900個,其中港鐵(00066.HK)料將推三個鐵路項目包括東涌東站、小蠔灣車廠、東涌配電站項目,預期可提供逾4,500個單位。 於2022/23財年首季,即今年4月6月,政府將推出灣仔皇后大道東及醫院道地皮,提供270伙,至於港鐵將推東涌配電站項目,涉1,600伙。市建局亦有一個西營盤項目提供約160伙。 黃偉綸提到,明日(25日)起換地及修訂地契申請將設最低單位面積要求,每單位實用面積最少280呎,而新財年推出的住宅地料亦會加入相關單位面積要求,除非地皮是「完全做唔到」。他又稱住宅單位有市場需求,會持續及穩定地提供供應,不受經濟短期波動影響。
