世邦魏理仕香港顧問及交易服務-商舖資深董事溫運強,政府宣布收緊防疫措施,包括本周五凌晨起晚市禁堂食、關閉酒吧等多個場所,以及取消所有大型活動等,為期14天,預期由於過往已有防疫經驗,不少餐廳已投資加強外賣業務,因此相信收緊防疫措施對餐飲及部分服務性行業會有短暫影響。
租務市場方面,他預料餐飲相關租賃活動會稍為放緩,若措施能成功切斷社區傳播鏈,對市況長遠將有正面影響,因此仍然維持對核心區街舖租金在2022年微升0%至5%的預測。
