《周末樓市》新地「The YOHO Hub」再售出百多伙 二手交投淡靜

2022年首個周末(1月1日及2日)本港樓市持續由一手主導,多個新盤搶先開賣,成交以新地(00016.HK)元朗「The YOHO Hub」及益兆集團與俊和發展合作的旺角「雋薈」為主,連同其他新盤,一手市場昨日(2日)錄得約180伙成交。 「The YOHO Hub」昨日次輪銷售209伙,當中204伙以價單發售,至昨日傍晚已售出超過137伙。至於「雋薈」同日銷售全盤共120伙,截至昨晚8時,市場消息指已售約40伙。 二手方面,中原地產十大屋苑首個周末僅錄2宗成交,按周大跌86.7%,創12周新低,當中8個屋苑均未錄得成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,本港新冠疫情再次出現變化,Omicron變種病毒有機會在社區傳播,市民恐疫情死灰復燃,影響入市決定,加上聖誕兼新年假期氣氛延續,二手睇樓活動大減。 美聯周末十大藍籌屋苑合共錄得約6宗買賣成交,較對上聖誕節周末錄得的15宗相比,下跌6成,創12周低位。至於按15大屋苑計算,則錄得約7宗成交,按周則下跌58.8%。美聯物業住宅部行政總裁布少明表示,今年元旦周末新盤積極搶攻,加上節日因素影響,不少客戶及業主暫停睇樓,令二手交投氣氛短暫受壓。 而利嘉閣周末日十大指標屋苑累錄5宗二手成交個案,與上周末的13宗比較,減少8宗或約62%。利嘉閣地產總裁廖偉強表示,近日本港新冠疫情再次出現變化,市場憂慮Omicron變種病毒令疫情重燃,因而影響入市意欲;另一方面,由於現時元旦新年假期,節日氣氛仍然濃厚,加上新盤市場繼續成為市場焦點,影響二手交投的表現。
