「美聯樓價指數」本年累升5.46% 代理料明年樓價最多升一成
美聯物業住宅部行政總裁布少明表示,差估署今日(29日)公布11月份私人住宅售價指數,按月跌約1.2%,首十一個月樓價則升約3.1%;回顧2021年,本港疫情緩和,經濟漸漸從疫情中復甦,「美聯樓價指數」由今年1月底年內低位反覆上升至8月份歷史新高;惟其後高位爭持,由高位至今回落。今年樓價先揚後抑,本年迄今升約5.46%。
本港樓市的抗跌力強勁,過去數年本港即使受中美貿易戰、社會事件及疫情影響,樓價波幅大致維持約一成左右的「區間」之內。
布少明認為,目前全球疫情反覆,假若本港一旦爆發且情況非常嚴重,相信樓市難以獨善其身,買賣交投料受影響,但影響力要視乎爆發程度及時間性。展望明年,現時樓市仍坐擁不少利好因素,例如中港有望全面恢復通關、私樓供應少、失業率回落、資金充裕等,有助帶動樓市。近年內地房策與香港有明顯分別,相信有助吸引資金南下,利好港樓表現,現階段睇好明年樓價升幅可達約5%至10%。
