美聯:今年累計整體物業註冊金額近8,700億元 破1997年高位兼創新高

據美聯物業房地產數據及研究中心綜合土地註冊處資料顯示,本年迄今(截至12月20日)整體物業(包括一手私樓、二手住宅、一手公營房屋、工商舖、純車位及其他等)註冊量合共錄94,088宗,比起去年全年73,322宗高出約28.3%,創九年新高;金額方面,更已達約8,699億元,除較去年全年約6,284億元高出約38.4%,更打破1997年約8,680億元的高位紀錄,創歷史新高。 美聯物業首席分析師劉嘉輝指出,今年一手私樓、二手住宅、工商舖、純車位及其他等物業註冊宗數均超越去年水平,均帶動今年整體物業「量額」按年齊升。雖然今年整體物業宗數仍遠低於1997年逾20萬宗水平,但過去多年來,樓價反覆向上,物業價格已倍升。事實上,1997年整體物業平均每宗涉及逾422萬元,今年平均每宗已達925萬元,升幅超過1倍;因此即使今年宗數未及1997年一半,但金額已超越當年。 住宅方面,據資料顯示,本年迄今(截至12月20日)二手住宅註冊量錄58,947宗,超越去年全年約25.7%。金額則錄約5,040億元,按年更升約33.5%。一手私樓方面,在不包括一手公營房屋之下,本年迄今一手私樓註冊量17,315宗,較去年全年多約12.5%,而金額則錄約2,247億元,比起去年全年更高出約30.2%。 非住宅物業方面,本年迄今(截至12月20日)工廈、寫字樓、舖位、純車位及其他等物業註冊「量額」均不約而同超越去年全年。非住宅物業各類註冊量分別錄升逾6成至逾1倍,金額則錄介乎逾5成至逾1.3倍的升幅。 反觀,一手公營房屋方面,年內錄836宗,涉及金額逾19億元,仍較去年全年分別低約18%及約28%,並為今年宗數及金額均未及去年全年的唯一一項物業類別。
