花旗:重申華潤置地(1109.HK)“買入”評級 升目標價至44.52港元
花旗發研報指,華潤置地(1109.HK)在租賃業務、土地儲備、財政及市場佔有率等方面表現全面,認為集團是逆週期與增長的最佳組合,為行業中的首選,該行重申其“買入”評級,目標價由42港元上調6%至44.52港元。
報吿指,華潤置地透過穩定增長反映其防守性,對於集團目標2025年租金收入倍增的能見度高,但以目前的市況來看,權益銷售額要實現倍增仍然充滿挑戰,相信集團逆週期的特質將支持其優越的估值。報吿預料,華潤置地今年租金收入按年增長30%-40%,2022年料增約20%,進一步邁向2025年260億元人幣的目標。權益銷售方面,預測明年增長10%至3500億元人民幣,並登上全國頭八大地產商,市佔率料為2.1%。
