美聯環球:料明年環球樓價升逾5% 曼城及伯明翰有望跑贏

美聯集團助理董事(企業拓展)梁柏基表示,在疫情期間全球聯手「放水」刺激經濟,資金持續流入各地樓市,帶動環球樓價節節上升,維持今年全年環球樓價升逾7%預測不變。至於明年將延續強勢,預期將升5%至8%,當中英國及澳洲樓市特別看俏,而新興城市如曼徹斯特及伯明翰等更有望跑贏大市。 自從英國推出「BNO移民」及放寬物業印花稅等措施後,該國的物業更受港人關注。根據美聯環球統計,於2021年公司接獲的查詢中,有關「英國置業」佔比高近75%,屬最多查詢的國家,反映英國是港人最熱門置業地點,其次是澳洲,佔約22%。該行預計,明年英國和澳洲樓價分別升7%和6%。 按照英國港僑協會早前發表《港人來英熱門地點分析》報告顯示,若以地方劃分,港人移居英國的首選城市,首三位分別是倫敦,曼徹斯特(佔約8.2%)及伯明翰(佔約4.8%),為更準確反映環球樓市最新狀況及緊貼最佳投資機遇,「美聯環球樓價指數」將新增「曼城」及「伯明翰」樓價指數,統計城市數目將增至16個。 梁柏基指,曼徹斯特及伯明翰作為英國新興城市代表之一,兩地平均樓價分別約24.4萬及23.5萬英鎊,低於倫敦平均樓價約129萬英鎊,對於英國定居人士有吸引力。
