《週末樓市》九建(00034.HK)「海茵莊園」售343夥 長實(01113.HK)「#LYOS」獲逾3,000票
剛過去週末(30日及31日)本港新盤市場繼續暢旺,錄得逾360宗一手成交,其中大部分來自九建(00034.HK)旗下將軍澳「海茵莊園」。該盤週六(30日)首輪銷售438夥,週末兩日售出共343夥,套現逾21億元,當中開放式戶型全部售罄。 發展商隨即加推第三張價單共312夥,包括實用面積由204至428平方尺的開放式、一房及兩房連儲物室單位,折實樓價由388.8萬元至965.5萬元,折實平均尺價23,719元。九建稱新價單屬原價加推,個別單位價格主要是由於樓層、景觀及座向不同而有所調整,價單折實市值約19.4億元。 另外,長實集團(01113.HK)旗下洪水橋「#LYOS」亦加推價單第二號,涉62夥,實用面積由205至483平方尺,包括49夥標準單位,折實售價由342.4萬至730.2萬元,折實平均尺價15,655元。市場消息稱,項目已錄逾3,000個認購登記,以首兩張價單150夥計,超額認購達19倍,發展商預料或最快本週末首輪銷售。 二手方面,中原地產十大屋苑週末錄得9宗成交,較上週末減少2宗或18.3%,當中半數屋苑零成交。十大屋苑10月共錄得150宗成交,按月減少12.3%,屬22個月新低,當中7個屋苑按月成交量報跌。 而美聯週末10大藍籌屋苑共錄得約10宗買賣個案,較上週末12宗成交下跌約16.7%,維持雙位數水平。至於按15大屋苑計算,週末兩天共錄得約14宗成交,按周減少約6.7%。 至於利嘉閣週末十大指標屋苑累錄11宗二手成交個案,較上週末的11宗按周持平。
