中原張競達:廣播道住宅地反應勝預期 樓面尺價料1.8萬元
九龍塘廣播道第79號的新九龍內地段第6638號用地今天(22日)截標,接獲17份標書。該地地盤面積約爲23,864平方尺,指定作私人住宅用途。最低及最高的樓面總面積分別爲42,959平方尺及71,591平方尺。
中原測量師行張競達表示,廣播道住宅地今天接獲17份標書,反應高於市場預期。地皮位處傳統九龍豪宅區,亦是本年度惟一一幅九龍住宅地,供應罕貴。惟地皮鄰近交通繁忙的龍翔道,或有環境及噪音問題,幸景觀相對開揚,料傾向發展中型單位,加上廣播道已多年未有新地皮供應,鄰近屋苑樓齡普遍超過20年,較新的尚御及逸瓏,樓齡亦有10年,故是次再有廣播道住宅地推出,仍有一定吸引力,而且投資額不算大,風險較低,料吸引中小型發展商參與,估計該地每尺樓面地價約18,000元,總值約13億元。
據今日現場所見遞交標書的發展商包括建灝地產、英皇國際(00163.HK)、長實(01113.HK)、華懋、遠展(00035.HK)、中海外(00688.HK)、佳明(01271.HK)、麗新發展(00488.HK)、信置(00083.HK)、嘉華(00173.HK)、富豪(00078.HK)與百利保(00617.HK)合資,以及大鴻輝等。
