格隆匯8月19日丨銀城生活服務(01922.HK)公佈中期業績,截至2021年6月30日止6個月,公司收益為人民幣5.88億元,同比增長40.97%;毛利為人民幣9784萬元,同比增長20.12%;母公司擁有人應占溢利為人民幣4019.1萬元,同比增長36.07%,每股盈利為人民幣0.15元。於2021年6月30日,集團的現金及現金等價物約為人民幣2.75億元。

於2021年6月30日,集團的合約建築面積約為5090萬平方米,較2020年6月30日的合約建築面積約3730萬平方米增加約36.5%。增加主要是由於集團憑藉其良好聲譽、客户的認可度及市場實力而自其新客户及現有客户承接的項目數量增加。

集團於回顧期內獲得約1,000萬平方米的新增在管面積,使得公司的總在管面積增加至約4900萬平方米,同比大幅增長約45.4%,或較2020年年底增長約25.2%。其中,來自第三方地產開發商的在管面積在集團總在管面積的佔比較2020年同期進一步提升約2.4個百分點至約84.2%的高水平。這是市場對集團品牌及運營能力的認可,激勵本集團持續提升我們的外部拓展能力,以維持長期穩定的發展。於2021年6月30日,集團所提供的物業管理服務涵蓋19個城市,管理636項物業,其中包括385項住宅物業(其中177項物業為老舊小區)與251項非住宅物業,服務超過450,000户家庭,覆蓋超過140萬名客户。

集團在"穩存量"及"拓增量"兩方面雙軌並行,保證業務的穩定及有序增長。穩存量方面,憑藉優質的服務及良好的運營實力,集團現有客户的續約率維持在約92.9%的高水平。住宅物業客户的當期綜合收繳率(即全年應收物業管理費中實際已收金額的佔比)為約64.6%,而隨着下半年進入收款高峯期,本集團有信心全年維持超過90%的收繳率及約40%的預繳率。拓增量方面,集團通過三種渠道獲得新合約,包括由客户直接委聘、收購物業管理公司及贏得公開招標。回顧期內,集團新增項目淨值為267個,其中獲直接委聘項目191個、通過收購新增項目15個、贏得招標後進入在管61個。
