地監局:上半年投訴按年增30% 留意(當刀)房租務管政策適時發新指引

地產代理監管局主席廖玉玲在記者會上表示,該局於今年上半年開立共192宗投訴個案,較去年同期增加30%。最常見的投訴類別包括發出違規廣告、不妥善地處理臨時買賣合約或臨時租約、提供不準確或具誤導性的物業資料,及就租金回報作出錯誤或具誤導性的陳述。其中,有關發出違規廣告的投訴由去年同期的41宗增至69宗,當中有60宗涉及網上物業廣告。至於有關香港境外物業的投訴則有16宗,比去年同期的27宗有所減少。

她表示,涉及網上廣告的投訴增加,相信與疫情下更多地產代理於網上宣傳物業有關,該局會巡查及教育並推,包括加強抽查,減少違規廣告出現的時間,及教育持牌人要符合相關條例。

廖玉玲提到,(當刀)房租務管制研究工作小組早前已向政府提交報告,地監局會密切留意政府最新政策,例如就(當刀)房租務管制可能涉及地產代理的新要求而作相關準備工作,並會適時發出新指引。

另外,她稱地監局繼2018年在柴灣購入首個自置辦公室後,今年5月再購入該大廈的另一層辦公室,長遠而言能令局方的營運開支更為穩定,並減輕未來可能要調高牌費的壓力。該局大部分員工將於今年10月遷往柴灣的辦公室,但灣仔仍會設立一個小型辦事處,為公眾及持牌人提供前線服務。
