「美聯樓價指數」最新報174.59點,按周升0.11%,指數已連升3星期;比起四星期前升0.9%,而本年迄今指數累升6.8%,與歷史高位僅相差1.29%。
「美聯樓價指數」按周續升,來自新界及九龍區樓價上升帶動。若以三區劃分,「美聯新界樓價指數」最新報164.49點,按周升0.56%;比起四星期前升0.46%,而該區本年迄今累升5.58%。九龍區方面,該區樓價續升,指數續創歷史新高。「美聯九龍樓價指數」最新報173.11點,按周升0.08%;指數較四星期前升1.76%,而該區樓價本年迄今累升6.98%。
反觀,港島區樓價按周回落,「美聯港島樓價指數」最新報192.01點,按周跌1.07%;惟該區指數較四星期前仍升0.44%,而本年迄今亦累升7.07%,本年迄今升幅仍為三區之冠。
至於「美聯信心指數」(MCI)最新指數報69.3點,按周微升0.2點,升幅約0.3%。美聯物業首席分析師劉嘉輝指出,信心指數保持平穩,反映新增減價盤數目變化不大。新盤銷情暢旺,7月至今已售出逾800伙,新盤熱賣有助加強業主信心。事實上,信心指數已連續22周維持於平均值(屬樓價好淡分界線)之上,為有紀錄以來的第二長的時段,僅次於2018年1月底至8月底的31周,預期樓價保持上升動力,將挑戰歷史新高。(ek/u)
